THE ARIS AND CAROLYN ANAGNOS PEACE CENTER (THE PEACE CENTER) IS OPERATED TO PROVIDE FINANCIAL AND ADMINISTRATIVE SUPPORT TO OFFICE OF THE AMERICAS A 501 (C)(3) ORGANIZATION. IN ADDITION APPROXIMALTY TWENTY OTHER NONPROFIT ORGANIZATIONS OCCUPY SPACE RENT FREE IN THE BUILDING OWNED BY THE PEACE CENTER. OTHER NONPROFIT AND COMMUNITY ORGANIZATIONS USE SPACE WITHOUT CHARGE FOR MEETINGS AND CONFERENCES.The organizations receiving free office space to not volunteer in management of the building. These services were provided by the part time employee and by the volunteer board of directors, primarily the president. The president is an attorney and utilizes his legal knowledge and skills as part of this volunteer management. The services are provided in the office occupied by the president and office workers in the Aris Peace Center Building. Services provided include the below: 1. Contract negotiations2. Cash management;3. Debt management including budgeting4. Negotiation of financing5. Review of loan agreements and expenditures6. Accounting7. Supervision of property operations and inspections8. Advertising9. Leasing and lease negotiations10. Goodwill relations with tenants, communities, and non-profit organizations11. Interface with municipalities and compliance with new ordinances12. Collection of rents13. Supervision of personnel, human resources, and vendors14. Supervision and administration of legal and tax services and other incidental and ancillary activities associated with the ownership of passive rental real property15. Supervision and administration of a risk management program to frequently review the Foundations real estate investments, including identification and analysis of potential real estate acquisitions and services relating to the disposition of property 16. Supervision of the Foundations investment management strategyThe activities are conducted from the Foundation office within the building and take between 60-80 hours per week.
