IT IS A NONPROFIT CORPORATION, MANAGED BY THREE DIRECTORS, AND HOLDS THE LAND FOR THE THE NEWEST OF 17 ENCLAVES OF ECONOMIC RENT, THE EARLIEST OF WHICH WAS FOUNDED IN 1894. ARDENCROFT'S REVENUE STRUCTURE IS BASED ON THE SINGLE TAX PHILOSOPHY OF HENRY GEORGE (1839-1897): HOMEOWNERS OWN THEIR HOMES, AND PAY LAND RENT TO THE COMMUNITY, FROM WHICH SCHOOL AND COUNTY TAXES ON LAND AND BUILDINGS, AS WELL AS TRASH AND RECYCLING COSTS, ARE PAID BY THE ASSOCIATION. LEASES ARE FOR 99 YEARS AND ARE TRANSFERABLE AND RENEWABLE. PARKS, STREETS AND THE FOOTPATHS WHICH CRISS-CROSS THE VILLAGE, AND OTHER PUBLIC WORKS, ARE MAINTAINED BY THE VILLAGE OF ARDENCROFT, ALSO FOUNDED IN 1950.
