In October 2024, People's Homesteading Group (PHG) executed a deed of trust and two notes that provided construction & bridge financing in the amount of $2,008,000 from the Neighborhood Impact Investment Fund. These funds were the principal source of funds to rehabilitate & sell 5 formerly dilapidated, blighted vacant houses for sale to homeowners. These 5 homes raised to twenty homes the number of renovated homes developed by PHG on the 400-block of East 22nd Street--417, 432, 439, 448 and 450 East 22nd. This Historic East 22nd Street Project also received an award of $200,000 in construction related grants from the Baltimore City Department of Housing and Community Development By June 30, 2025, PHG, utilizing the services of a general contractor, successfully renovated the five houses and achieved Baltimore City certificates of occupancy and approval of the important historic property tax credits issued by the Baltimore City Commission for Historical and Architectural Preservation (CHAP) for each of the five homes. Renovating the five vacant houses has increased our number of renovated and sold homes to 20 houses on the 400-block of East 22nd Street. PHG also continues to hire disadvantaged adults to work on our properties through a general contractor and subcontractors and through our Greenmount Jobs center. We also engage minority business enterprises and a woman-owned business enterprise for this work through our General Contractor. Subsequently, after June 30, 2025, PHG successfully sold all five of the properties by the end of calendar year 2025 and has paid back NIIF for construction financing. These events will be reported in the IRS Form 990 for the year ending June 30, 2026.
