Omicron Chapter House Society (OCHS) manages the leasing, maintenance, renovations and finances of the Omicron Chapter of Phi Gamma Delta's fraternity house located at 128 Madison Lane, Charlottesville, VA 22903. OCHS has a Board of Directors that governs and implements all aspects of OCHS's mission. OCHS operates with one objective in mind: care for and maintain the physical property to provide a safe habitable living environment for the tenants, all of whom are undergraduate students at the University of Virginia and brothers of the Omicron Chapter. The activities that OCHS engages in to accomplish its objective includes developing and implementing a long-range plan for financial and property management; executing and administering lease agreements for the tenants; collecting rental and parlor fee income; paying utilities, insurance, taxes, mortgage, and other necessary bills; maintaining and preserving all tenant rooms and common areas in the house as well as the grounds that surround the house; and overseeing all renovations and capital improvement projects.
