During the year, the Texas Eta Housing Corporation focused its efforts on major renovations necessary to restore the fraternity house to a safe, functional, and livable condition for the members of Phi Delta Theta at Stephen F. Austin State University. These renovations addressed critical infrastructure and safety concerns that had rendered portions of the house unusable.The Corporation completed a full roof replacement to prevent water intrusion and structural damage. Extensive plumbing and electrical system upgrades were undertaken to bring the house up to modern safety and code compliance standards. Additional improvements included the replacement of windows, doors, and outdated fixtures to improve energy efficiency, security, and habitability. The house interior received new paint and finish-out work to create a welcoming and functional living and meeting space for fraternity members.These renovations directly advanced the Corporations exempt purpose by providing safe, affordable housing and a functional meeting facility for the fraternity, thereby supporting the educational, leadership, and community-building activities of its student members.
